The appeal of an area is based on a number of factors but the offering of buildings is key: the offer and quality of housing and work spaces and the user-friendliness of buildings help to regenerate an area. A holistic management of all these factors boosts the economy and attract businesses to the area. This round table will aim to compare the approaches of a number of elected officials in medium-sized towns in terms of the methods and means used to boost the appeal of their area through its buildings.

Current regulations on performance are based on calculation methods to confirm the building’s expected performance. Yet, actual performance must be measured in order to confirm that targets have been met and take corrective measures. This round table will explore various avenues for genuinely achieving the calculated performances.

The increasing emphasis on environmental impacts leads us to consider the end of life of equipment and materials. The search for solutions to extend their end of life or give them new life must take into account feasibility (whether they can be disassembled, the existence of the appropriate infrastructure), the profitability of economic models and the quality of the reused resources.

With new environmental regulations in the pipeline, construction systems must evolve. It is now about choosing a construction system that meets the highest performance standards whilst taking into account its environmental impact. Choosing materials based both on their environmental impact and performance results in lighter structures and composite construction systems. Taking into account reversibility or a building’s end of life prompts important thinking on the design and structure of the building which must now meet the criteria of flexibility and modularity. These new practices modify the interaction and communication between the various stakeholders and make new forms of collaboration necessary.

Existing stock must to adapt to meet the new demands we are placing on our buildings. Their ability to change use or the development of mixed uses respond to local needs, help to develop economic models, offer new services and reduce risks. In residential properties too, changing family structures or incomes, an ageing population, new modes of cohabitation are bringing about new demands on the basis of which businesses within the building and real estate industries can set themselves apart.

BERTRAND PICCARD – “Change is Possible”
Initiator and pilote of SOLAR IMPULSE, Chariman of the SOLAR IMPULSE FONDATION
With his dual identities as psychiatrist and explorer, it is in Bertrand Piccard’s DNA to push back the boundaries of the possible and advocate for a pioneering spirit, as he did with his two round the world flights, with Solar Impulse and before that non-stop in a balloon. Envisioning ecology through the lens of profitability, Bertrand demonstrates that clean and profitable solutions are “logical” more than just “eco-logical.” Over the years, he has become an influential voice heard among the most distinguished institutions across the globe as a forward-thinking leader for progress and sustainability.
Following the success of the first solar flight around the world, the Solar Impulse Foundation launched the second phase of its action: selecting 1000 solutions that can protect the environment in a profitable way, to bring them to decision makers and encourage them to adopt more ambitious environmental targets and energy policies. Through the creation of the World Alliance, Bertrand Piccard wants to federate the actors in the field of clean technologies and shed light on existing Efficient Solutions to fast-track their implementation. A new innovative and pioneering adventure has begun to improve the quality of life on Earth.

This workshop will draw on a case study as a starting point for discussing the economics of functionality in buildings.

Whether we’re talking about urban or rural areas, the weight of the past (the history of past development or the industrial past of a region) places heavy restrictions on regional development but can also act as a draw. Indeed, polluted sites and soil are today an issue both in rural and metropolitan areas and are currently only addressed with a binary vision. Either putting the development first at the expense of the environment (sending polluted earth to landfill) or putting the environment first at the building’s expense, keeping pollution on site and restricting its use. Other options for managing this issue with more finesse should be trialled enabling ambitious developments to be considered in areas to be regenerated.

Living spaces are first and foremost designed or built for those who wish to live there, as a response to their basic needs. Their well-being and safety must be at the heart of any thinking. Concerns about energy and the environment must not be tackled in contradiction with concerns about comfort and health, and the choices made during construction or renovation must be those that maximise the overall well-being of the user.

Those who are innovating in the building sector are faced with the difficulty of testing out their new solutions in demonstrator buildings. Yet, this real-life application is the last stage in the innovation process and serves to give the innovation the green light. Nevertheless, the reality is also that these prototype buildings are products that are sold to clients as homes or used for a long period. As such, there is a concern about risk and a lack of clarity about who should assume that risk, complexity in carrying out scientific work whilst the building is in use, and a lack of recognition of, and therefore support for, the innovative process. At this workshop you will hear from developers who have ‘dared’ to take the risk associated with innovation. What drove them, what barriers did they face, what were the benefits?

Imagining real estate products made from wood (homes, offices, services), is first and foremost about imagining the user experience: living, breathing, inhabiting, working, trading, playing, relaxing and managing living spaces. How do the buildings at Vivre Bois meet requirements for a 21st century lifestyle seeking meaning and better living. This workshop is in two parts:
1/ The first part will present the learning outcomes from Vivre Bois based on the work of ADIVBois and user feedback
2/The second, in the form of a workshop, will enable participants to give their views with the help of a quiz devised by the organisers. A toolbox will be produced collectively enabling each of the participants to determine the key factors on which the success of timber property projects are based.

THE CONTRIBUTION OF BUILDINGS TO THE CONSERVATION OF BIODIVERSITY IN URBAN AREAS

Urban areas are now beginning to be considered by ecologists to be natural spaces for the conservation of biodiversity, or indeed a potential centre for its conservation. Stakeholders responsible for the construction and renovation of our urban areas should not be indifferent to this. In the future gaining the go-ahead for their projects will no doubt depend on this. This means looking at biodiversity in situ or biodiversity that is, paradoxically, connected with the building, i.e. within the building itself; but also grey, ex-situ biodiversity or “biodiversity footprint”, i.e. the impact and dependencies in terms of the biodiversity connected with a project’s component parts. All of these aspects will be discussed by the panel on the relationship between biodiversity and buildings.

Regions want to attract innovative real estate projects. These projects are often born of a dialogue between a motivated developer and a receptive local or regional authority. But how can such projects be encouraged? Which channels should be used to attract them or bring them to fruition? How can the different stakeholders work together to put projects together and how can the local or regional authority do a better job of evaluating the projects presented to them and make them operational? Does this call for a new type of governance prior to and during the project?
